PROJECT TYPES

Design Build

At Columbine Engineering, we’ve built strong, lasting relationships with many of our trusted contractor partners, leading to numerous successful Design-Build collaborations. With years of experience in this project delivery method, we’ve often served as both the Prime Consultant and the MEP engineering team, taking a leadership role in delivering integrated, efficient solutions.

We believe that true collaboration with our construction partners begins at the proposal stage and continues through project closeout. A key component of every successful project is early scope validation. By aligning design expectations with the facility’s needs and the owner's goals from the outset, we reduce the risk of scope creep and costly misunderstandings.

To support this, we prioritize conducting a comprehensive site walk with the entire design-build team. Whenever possible, we invite key client stakeholders—such as the project manager, facilities manager, and technicians—to participate. These face-to-face discussions help ensure everyone shares a clear vision for the project, with well-defined deliverables and expectations from day one.

FEATURED DESIGN BUILD PROJECT

Equitable Building - Boiler

Services
Location
730 17th Street - Denver, CO
Affected Area
Columbine Engineering was selected by Braconier as the mechanical design partner for this design‑build project. The Equitable Building, constructed in 1892, is one of the oldest and most historically significant structures in Downtown Denver. For more than 130 years, the building relied on the District Steam system to provide heating. However, as steam utility costs rose sharply over the past decade, the building ownership sought a more cost‑effective and sustainable long‑term solution by transitioning away from district steam and toward an on‑site heating plant. In collaboration with Braconier, Columbine Engineering developed the design for a new gas‑fired boiler plant to serve the facility. Integrating modern mechanical infrastructure into a 130‑year‑old building presented numerous spatial and structural challenges. After evaluating several installation approaches, the project team determined that a pre‑fabricated rooftop boiler plant offered the most efficient and least disruptive solution. This project was both technically demanding and rewarding, ultimately delivering a reliable, modern heating system that positions this historic building for many more decades of dependable operation.

Restaurant

Columbine Engineering delivers specialized Mechanical, Electrical, and Plumbing (MEP) design services for restaurants and food service facilities, combining technical expertise with an understanding of the operational demands and regulatory requirements of these spaces.

Successful restaurant projects require more than just functional systems—they demand precise coordination, safety, and compliance across multiple disciplines. The MEP engineer plays a critical role in ensuring that these complex environments operate efficiently, safely, and within code.

With a portfolio that includes everything from fast-casual kitchens to full-service restaurants, Columbine Engineering brings the experience and attention to detail needed to make your project a success. Our team provides fully coordinated design solutions that address the unique challenges of food service operations. Key design considerations include:

Kitchen Hood Design & Ventilation
Proper ventilation is essential not only for occupant comfort but also for compliance with fire and health codes. We design exhaust systems and make-up air strategies that ensure safe, effective removal of heat, smoke, and grease-laden vapors.
Grease Waste and Plumbing Systems
We engineer grease waste lines and interceptors to meet local code requirements, protect downstream infrastructure, and minimize maintenance issues.
Gas Piping Design
Accurate routing and sizing of gas piping is critical for the safe and efficient operation of kitchen equipment. We ensure code compliance and coordination with utility providers.
Electrical and Lighting Design
We design tailored power distribution and task-specific lighting layouts to support food prep, cooking, service areas, and customer ambiance. Dedicated circuits, panel schedules, and equipment loads are carefully coordinated with kitchen consultants and equipment vendors.
HVAC and Indoor Air Quality
Thermal comfort and ventilation are carefully balanced to maintain safe, energy-efficient environments in both front-of-house and back-of-house spaces.

New Build

At Columbine Engineering, we bring deep technical expertise and practical foresight to new construction projects across a wide range of building types. From early planning through construction completion, our team partners closely with owners, architects, and contractors to ensure building systems are designed for performance, efficiency, and long-term reliability.

New build projects provide an opportunity to thoughtfully integrate mechanical, electrical, and plumbing systems from the ground up. Our engineers take a holistic approach—balancing code compliance, energy efficiency, constructability, and future flexibility—to deliver systems that support both the immediate needs of the facility and its long-term operation.

We believe successful new construction begins with early coordination. By engaging during schematic design, we help align system layouts, infrastructure requirements, and budget expectations before drawings are finalized. This proactive collaboration reduces downstream conflicts, minimizes change orders, and keeps projects moving smoothly from design through construction.

Throughout the process, our team remains actively involved—supporting design development, construction documentation, and on-site coordination as needed. Clear communication with project stakeholders ensures that design intent is maintained and that installations meet both performance standards and the owner’s goals. The result is a well-coordinated, efficient building designed to perform reliably from day one.
